
What happened
Dividendology's September 29 thread asks why VICI Properties Inc. (NYSE: VICI) is approaching an 8% dividend yield after falling 29% over the past year.
The useful part is the diagnosis, not the screen. Dividendology separates two pressures: higher Treasury yields, which force real estate investment trusts to offer more income, and ownership headlines around the landlord's largest tenants.

Why it matters
The concentration behind Dividendology's concern is substantial. VICI Properties Inc. (NYSE: VICI)'s second-quarter filing says Caesars Entertainment, Inc. (NASDAQ: CZR) supplied 36% of first-half contractual rent and MGM Resorts International (NYSE: MGM) supplied 35%. Together, that is 71%.
The dividend also consumes meaningful cash flow. VICI Properties Inc. (NYSE: VICI) declared a $0.46 quarterly dividend, or $1.84 annualized, and guided to $2.45 to $2.47 of 2026 AFFO per share. The dividend equals 74.8% of the $2.46 midpoint, based on an OptimistFi calculation.
That ratio leaves room for the dividend under current guidance. It does not remove rate sensitivity or the damage a major tenant problem could cause. Dividendology's framework is useful because it keeps a high yield from being mistaken for proof of low risk.

What's next
A fresh lease transfer offers a small diversification test. VICI Properties Inc. (NYSE: VICI) said September 28 that Highfield Investment Group would become its seventeenth tenant under a new 20-year lease for two Alberta properties previously leased to Century Casinos, Inc. (NASDAQ: CNTY).
The transfer adds a tenant, but not rent. The new lease starts at C$10.7 million, or about US$7.5 million, while the Century master lease falls by the same amount. Aggregate rent does not change.
Investors should watch tenant-level rent coverage, any lease changes after the Caesars Entertainment, Inc. (NASDAQ: CZR) merger, and whether VICI Properties Inc. (NYSE: VICI) maintains AFFO guidance. Those tests matter more than the headline yield alone.
