Why it matters
OptimistFi's case is that DiamondRock is a cyclical asset-value and cash-flow story. Premium hotel and resort ownership can create value if rate strength and operating discipline last beyond the recovery cycle. This purchase gives that thesis another resort asset to judge against real operating results.
The company says Bellmoor is in a supply-constrained market with strong current cash flow and room to improve operations. It also says Southern Delaware is one of the East Coast's attractive leisure lodging markets and points to barriers to new lodging supply. For investors, that is a fresh test of whether resort ownership can still support cash flow after the travel recovery.
The deal was priced at 10.4x Hotel EBITDA and an 8.6% capitalization rate on Hotel NOI, based on trailing twelve-month results ended August 2026. OptimistFi's comparison is that the projected stabilized Hotel NOI yield is 0.9 percentage points above that cap rate. But that yield depends on asset management initiatives and planned off-season capital improvements, so it is still only a projection. DiamondRock also says the acquisition is not expected to have a material impact on fourth quarter 2026 earnings.
