InvenTrust Properties (NYSE:IVT) reported third-quarter results marked by higher same-property net operating income, growing funds from operations and continued leasing activity across its Sun Belt-focused retail portfolio. Management also raised its full-year FFO outlook while taking a more selective approach to acquisitions amid changes in interest rates and private-market pricing.
President and Chief Executive Officer DJ Busch said the company’s performance was supported by leasing demand, tenant retention and the conversion of leasing activity into occupancy and cash flow. Year-to-date same-property NOI increased 3.4%, while NAREIT FFO per share rose 9.9%.
Earlier in 2026, InvenTrust acquired six Sun Belt properties totaling more than 800,000 square feet of gross leasable area for nearly $290 million. Busch said the company has since raised its investment return hurdles as Treasury yields increased, debt costs rose and public share prices came under pressure.
Third-Quarter Financial Results
Chief Financial Officer Mike Phillips said third-quarter same-property NOI was $50.4 million, up 3.1% from the year-earlier period. Base-rent increases contributed 280 basis points to growth, including roughly 340 basis points from contractual rent bumps, leasing spreads and redevelopment activity. Percentage rent and specialty income added another 40 basis points.
Those gains were partially offset by a 60-basis-point temporary occupancy impact and 10 basis points of bad debt. Phillips said the company expects same-property NOI growth to reaccelerate in the fourth quarter as newly signed leases begin paying rent and the signed-not-open pipeline converts into occupied space.
Third-quarter NAREIT FFO totaled $41.5 million, or $0.53 per diluted share, an 8.2% increase from the third quarter of 2025. Core FFO rose 6.4% year over year to $0.50 per share. Phillips said same-property NOI growth and acquisitions were the primary contributors, partially offset by higher interest expense.
- First nine-month NAREIT FFO: $122.6 million, or $1.56 per diluted share, up 9.9% year over year.
- First nine-month core FFO: $1.47 per share, up 7.3% year over year.
- Total liquidity at quarter-end: $510 million, including $29.5 million in cash and $480 million available under the revolving credit facility.
- Net debt to adjusted EBITDA: 4.9x on a current-quarter annualized basis.
- Weighted average interest rate: 4.7%; weighted average term to maturity: 4.1 years.
The company said it has no debt maturities in 2026 and only $26 million due in 2027. InvenTrust also declared a quarterly dividend of $0.25 per share.
Raised Guidance and Investment Discipline
InvenTrust increased its full-year same-property NOI growth guidance to a range of 3.75% to 4.25%. It raised NAREIT FFO guidance to $2.05 to $2.07 per share and core FFO guidance to $1.94 to $1.96 per share. The company adjusted its net investment assumption to a range of $190 million to $255 million, citing transaction timing.
During the question-and-answer session, Busch said the company increased its required investment returns by approximately 25 to 50 basis points, depending on property quality and type. He said private-market pricing for high-quality retail properties has remained “very sticky” despite volatility in Treasury rates and changes in financing costs.
The company has two assets on the market and expects at least one, and potentially both, to close by year-end, according to Busch. He said InvenTrust continues to review a broad acquisition pipeline across lifestyle, power-center, unanchored-strip and neighborhood/community retail formats, with roughly $2 billion to $2.5 billion of opportunities being evaluated at a given time.
Busch said the company expects to remain active in 2027 but will maintain its focus on its existing strategy and asset quality rather than pursuing deals that could dilute its portfolio’s growth profile or increase risk.
Leasing, Occupancy and Tenant Activity
Chief Operating Officer Christy David said InvenTrust executed 86 leases covering approximately 549,000 square feet during the quarter. Comparable blended lease spreads were 14%, including 42% on new leases and 11% on renewals. Renewal spreads excluding contractual options were 16%, while year-to-date tenant retention stood at 89%.
Annualized base rent per square foot increased 3.4% from the prior year to $20.97. Leased occupancy finished the quarter at 96.4%, up 20 basis points sequentially, while economic occupancy rose 70 basis points to 95.3%.
- Small-shop occupancy: 93.2%.
- Anchor occupancy: 98.4%, up 30 basis points sequentially.
- Signed-but-not-open pipeline: about 110 basis points of occupancy and $4.3 million of annualized base rent.
- Additional potential annualized base rent in negotiation or documentation: about 140 basis points.
Phillips said approximately one-third of the $4.3 million signed-but-not-open pipeline is expected to begin contributing during the fourth quarter, while about 75% is expected to be in place by the full year 2027.
David highlighted the leasing of a former Painted Tree location to Nordstrom Rack. The lease was signed in less than three months at a 73% spread, and the store is expected to open in late 2027. The company expects leases to be signed by year-end for former Party City spaces at Stonehenge in Richmond and The Highlands of Flower Mound in Dallas.
Management said traffic at its centers was up nearly 5% from the prior-year period, supported by grocery anchors and demand from food, fitness, health, restaurant and service-oriented tenants. Busch said InvenTrust expects the combination of high tenant retention and rising occupancy to support free-cash-flow growth by limiting recurring tenant-improvement and landlord work costs associated with turnover.
