Kite Realty Group Trust (NYSE:KRG) reported third-quarter Core FFO of $0.52 per share and raised its full-year 2026 guidance, citing leasing momentum, occupancy gains and progress on its Project Elevate portfolio-repositioning initiative.
Chairman and Chief Executive Officer John Kite said the company signed more than 1.2 million square feet of leases during the quarter. Kite Realty executed 160 new and renewal leases with blended comparable cash spreads of 14.6%, including 33.7% for new leases and 18.3% for non-option renewals.
“Strong leasing this quarter underscored the earnings power of our core portfolio as Project Elevate nears completion,” Kite said.
Occupancy and Leasing Pipeline
The company’s retail lease rate increased 50 basis points sequentially to 95.3%, up 140 basis points from a year earlier. Anchor occupancy improved by 190 basis points year over year, while shop occupancy rose 40 basis points sequentially and 90 basis points year over year to 92.7%.
Kite said its leased-but-not-occupied spread reached a record 360 basis points, representing approximately $38.8 million of net operating income. About one-quarter of that NOI is expected to begin in the fourth quarter, with roughly $24 million more expected to commence over 2027.
The company has targeted additional occupancy gains, with Kite citing a path to small-shop occupancy near 94% and anchor occupancy near 98%. It has 18 anchor spaces totaling roughly 485,000 square feet left to lease, according to management.
Small shops remain a central growth focus. Shop tenants account for a larger share of annualized base rent than they did at the end of 2022, and those spaces generate average rents of nearly $38 per square foot, more than twice the company’s average anchor rent, Kite said. Management also noted that shop leases generally require less capital spending than anchor leases.
President and COO Tom McGowan said the company’s improving portfolio quality has supported stronger new-lease spreads, pointing to tenants including Flower Child, Vuori and Sephora.
Project Elevate Reshapes Portfolio
Since the start of 2025, Kite Realty has sold 22 non-core assets for more than $1 billion and repurchased approximately 22 million shares for about $539 million at an average price of $24.46 per share. The company said Project Elevate has removed more than 60 at-risk anchor locations from its portfolio and reduced the number of watch-list tenants among its 25 largest tenants by five.
The portfolio mix has also shifted. Compared with year-end 2022, power centers declined to 13% of annualized base rent from 19%, while lifestyle and mixed-use properties increased to 28% from 21%.
Kite said properties sold through Project Elevate had average base rents of about $18.60 per square foot, approximately 20% below the current portfolio level, and embedded rent increases more than 30 basis points below those of retained properties.
The company’s “cruising speed,” or its embedded annual contractual rent-growth measure, reached 188 basis points, up 32 basis points since early 2024. Chief Financial Officer Heath Fear said about 90% of that improvement came from leasing efforts rather than dispositions. Management said it sees a path toward a 2% rate over time but did not provide a specific timetable.
Guidance Raised as NOI Growth Continues
Same-property NOI grew 3.6% in the third quarter and 3.7% year to date. Fear said year-over-year growth was driven by 183 basis points of embedded rent increases, 115 basis points from rent spreads and occupancy gains, 25 basis points from lower bad debt and 22 basis points from higher overage rent.
The company raised its 2026 Core FFO and NAREIT FFO guidance by $0.01 at the midpoint to a range of $2.08 to $2.12 per share. It also lifted its same-property NOI growth outlook by 15 basis points at the midpoint to 3.4% to 3.9%.
Fear said the company expects the nearly $39 million signed-not-open pipeline, improving embedded rent bumps and lower exposure to loss-to-lease to support 2027. He also cited headwinds, including an estimated $0.03 non-cash drag and interest income associated with 1031 exchange activity that is not expected to recur next year.
Capital Allocation and Balance Sheet
Kite Realty closed the $33 million sale of the Carillon Medical Office Building in Largo, Maryland, and expects another $19 million asset sale to close shortly. It also anticipates two additional sales totaling about $100 million by year-end and another $70 million sale in the first quarter of 2027.
Management said tax losses from 2026 dispositions are expected to offset gains generated earlier in the year, avoiding the need for a special dividend if the planned sales close. Fear said the remaining potential exposure after an imminent sale would be about $60 million.
During September, the company acquired the fee interest beneath Pelham Manor Shopping Plaza in the New York metropolitan area for $52 million through a 1031 exchange. The center is anchored by Lidl and BJ’s Wholesale Club. Kite said full ownership of the underlying real estate is expected to improve the property’s exit capitalization rate by an estimated 75 to 100 basis points.
Rather than pursue further 1031 acquisitions, the company used $63 million in the third quarter to repurchase stock at an approximate 8% FFO yield. When Project Elevate is completed, management expects sources to exceed uses by approximately $230 million, providing flexibility to address 2027 debt maturities, repurchase shares or pursue acquisitions.
As of Sept. 30, net debt to adjusted EBITDA stood at 5.2 times. Kite had no remaining 2026 debt maturities, approximately 90% of NOI was unencumbered, and total liquidity was about $1.1 billion. Fitch upgraded the company to BBB+ with a stable outlook in September, citing operational performance, Project Elevate execution and capital-structure optimization.
